ING Medical Properties Trust invests in high-quality, health and medical-related properties. The Trust has a low-risk, medium-return investment profile.

Healthcare property as an asset class, offers diversification from standard commercial property as it is less likely to suffer extreme fluctuations in value during periods of economic uncertainty. This is because demand for healthcare property is driven by demand for health services, which in turn is partially underpinned by demographic trends. Simply put, people continue to need health services irrespective of economic cycles.

In addition, public health continues to be a core part of government spending. As a result, the health sector offers investors an opportunity to invest in properties with tenants who may derive substantial components of their income from a government agency.

Where appropriate, the Trust will undertake the acquisition or development of medical or healthcare-related property in conjunction with particular health service providers. These properties may include surgical and medical facilities, geriatric and continuing care facilities, primary healthcare facilities and health support facilities.

There are a number of unique investment qualities that distinguish healthcare property from other property types. Many of these qualities can be found in properties owned by ING Medical Properties Trust, including:

  • Long-term leases and relatively high rental returns due to the specialised nature of the buildings.
  • Less exposure to economic downturn compared to other property classes due to the rising demand for health services associated with an ageing population.
  • The potential for rental growth through the ongoing expansion of existing healthcare facilities.
  • Stability through operating in a government-regulated industry.
